There are a lot of reasons why your property might not be selling. I'm going to go over some of these in this blog post so you are armed with the tools you need to sell your place. Keep in mind, doing something as simple as listing with me will give you a 60% better chance of selling, but thats not what we are discussing in this post, contact me if you want details. 

The number 1 reason to why a property doesn't sell is usually that it is overpriced, but there are other factors that may be lowering the price. Some are within your control and some are not. Quality of finishes, how well the home has been kept, necessary repairs as well as location and current market conditions will all play a factor.

Presentation of the property is also key... ask yourself: "if I bought this home, do i have to make changes or is it move in ready". If your answer, and your friends answer were consistant at it requiring work, or its of poor condition, this may be the factor. Remedying any issues will take care of this, or dropping the price to be more competitive in the market place would make a difference. Making sure your home is clean and shows well, and making sure your agents photographer took high quality photos is something that is necessary. Some times something as simple as replacing light bulbs to a consistent colour temperature, some light patch and paint work, replacing caulking, rearranging of furniture and contents, or even just some decluttering is good enough. Depends highly on what the neighbourhood calls for, and this is even the case when doing large renovations before you sell, you might not need it.

One of the most important factors is exposure. I believe proper advertising of your property is more important and could play a big roll in your home being seen by the right buyer at the right time. This is why we always spend a lot of time setting up multiple marketing vehicles to get a property sold. Its always good to ask your agent what their marketing plans are. If its just MLS or realtor.ca you should consider going to someone else especially in a slow market. Using A/B testing techniques as well as having extensive knowledge in the different advertising avenues as well as technilogical platforms is a very important component to getting sold. Bad marketing or limited marketing will not produce results! There are also some external factors like a slow market, high maintenance fees, a bad neighbourhood, proximity to noisy roads, or a recent crime or negative event close by or within the city. These you can't do anything about, and sometimes its a waiting game, but most of the time it goes back to price. Most buyers are willing to spend more money and move to a nicer area even if it means getting a smaller home.  Sometimes being on a majour street will have a negative impact because less parents of small children want to live on a busy street, less people are ok with road noise, thus shrinking the target market for your home. Make sure when buying a home you go through all these possibilities. Proximity to hydro lines, eroding land getting swallowed up by body of water on the property, distance to nearest train tracks, being next to a commercial unit or industrial park are all examples of external factors you can't do much about, pricing correctly and marketing correctly will be your only chance to get sold.
