Before I begin to tell you what types of things you will need to consider, I want you to know that this article is going to cover only a few general things that you should think about. The reason this is going to be general is because every property is unique with its own set of features and obsticles.
Before you start to prepare your home for sale you need to prepare yourself mentally for what is neccessary to sell your home. You will need to expect that your home will need to be on display for everyone to see, that strangers and even neighbours will enter your home to take a look, that you will need to step out of your home to allow private showings to take place (you don't need to, but it is prefered because it is easy for a buyer to consider your home if they picture themselves in it and not you). You need to prepare yourself to have your personal space invaded for a certain period of time. The duration required to sell your home will be determined by the current market, how the home shows, amount of proper targetted advertising, price, availability for showings, and even whats happening in your neighbourhood.
Your first step is to contact a skilled and professional real estate agent, or to interview a few and choose the one you believe is the best person for the job based on criteria you believe is the best. You should ask questions like, how long has this person been a realtor, what are their past experience and qualifications, do our personalities click, are they a full time agent or are they part time, do they belong to a well respected brand known for creating educated realtors, do they have a plan to sell your home beyond just MLS, are they hiring professional photographers, do they have professional marketing material to show you, what is their track record based on properties you can find or information about them you can find online, what types of vendors will they need to use to help you sell your home for more.
Once you choose a great sales representative, you need to listen to their advice, and the first thing any agent will probably tell you to do, is de-clutter. Hide stuff you don't need to live at that very moment. Hide personal belongings related to your family like phtoos, and even any items where religion or nationality can be depicted. We need the buyers seeing the home to think about living there and anything that gives away too much personal information about the seller could deter a potential buyer. Less stuff in your home will make the space look larger and less confusing. Staging may be considered, or virtual staging for those who have vacant properties and do not want to pay the larger staging bills. Staging can be included in the marketing costs the agent may pay for, but don't expect to get an agent to pay for staging if you are not paying them their full commission. Ensure the proeprty is clean, especially before photos and showings.
Consider your homes curb appeal. A little bit of landscaping and a sign out front will attract people driving by to your home and the realtors sign will give them a way to contact the realtor for more information. Sometimes its just as simple as cutting the grass and power washing any dirt off the front of the house.
Buyers will be looking at your home for a prephera of different reasons. Some buyers like homes that are fully renovated and move in ready, some prefer a property that needs work because they rather pay less for a home and do all their own renovations and designs. Some want to be in the neighbourhood because their parents live close by, or because they want their childern to go to a specific school. Sometimes you may need to consider making a repair to something you didn't fix because you didn't mind it, some buyers will mind.
Consider doing a few upgrades to your home. Your realtor will let you know what might be a good idea to sell your property for more. A little investment in the look of your home may provide the increase in value you need to sell for top dollar, but some investments may not be worth it costing you more than the additional amount of money your about to make on the home. Then its better to just sell for a little bit less and not do the work yourself.
When advertising, make sure you do your research. Your home is more likely to sell to a specific niche market than it is to sell to just anybody. Make sure your agent knows what they are doing when it comes to advertising. You will need to properly target these niche markets and at the same time should do a more general blanket form of advertising. The buyer doesn't always show up from a perect ad, sometimes a random person knows someone who is looking to buy and may love to purchase your home. Ensure the marketing mediums are the perfect multimedia platforms to reach your target market. If your target market is an empty nester, advertising on TIK TOK would be a waste of time and money.
These are the basics that you will need to consider, but obviously there are a lot more dependant on what is the status of the home as well as your motivation to sell.
