So, you are considering to sell your home. You might be wondering what the process is. Every situation is different, and everyones motivations, needs, circumstnces are different and I have a custom way that best suits every situation, but this is a basic idea of what the average process will look like.
1) The Decision: The first step is the decision to sell making sure you are both financially and emotionally ready.
2) The Consultation: There is no initial commitment required for our first sit down and chat. It will be more of an educational meeting to learn about the current market, whats going on in the neighbourhood when it comes to sales, and i will also provide you with information as to why you will want to consider listing with me and a proper break down of my marketing plan and a bit of my process and how i have been able to sell properties for 8.2%-10% more than the typical ontario agent (third party stat 2023).
3) The Price: Based on your specific needs, whats going on in the neighbourhood, current market, the product wear and tear and upgrades, your motivation, I will give you a couple of options on price. I will have to explain this in person in depth. Motivation, goal, and your objectives will play a role even if the potential buyers dont' care about your goals.
4) The Preperation: You have to step back and view your home as a potential buyer. What would you love, what would you change, what do you expect. I will help guide you through this process while also providing services that may help. De-cluttering, possibly staging, repairs, upgrades, are all possible suggestions, but all homes are different and alll housing markets require differest strategies based on the niche market your homes advertising will be targetting.
5) The Listing: When everything is ready, all marketing material necessary is collected, all the information collected and checked, marketing strategies prepared and launched, I will put your home on to the market. I will be working hard in the background running ads beyond just MLS and testing different ad assets to find the right one for your home. During this period i ask you don't click on any ad's for your home that you see online.
6) The Showings: Potential buyers will come and visit your home, sometimes on short notice, but we do have some control over that. It is in your best interest to accomidate as many buyers as possible so you don't miss out on a potential sale. After each showing I will be following up with the agents to see what feedback was provided by the potential buyers. You will receive updates from me which include advertising numbers, the feedback, and of any future expectations.
7) The Offer: Once we receive an offer i will present the offer to you where you will have 3 options. Accept the offer, reject the offer, or counter the offer. Based on what your goals our, i can make recommendations, but ultimately it is up to you. I will negotiate to the best of my ability to get you exactly what you want or more.
8) The Accepted Offer: Once you have accepted an offer and have agreed to all the terms we are going to be either looking to follow the instructions on schedule A towards closing, or going into the condirional phase.
9) The Conditional Phase: At this point, the buyers have a pre-determined amount of time to fulfill conditional clause on the purchase. These can include home inspection or even finance. There are many other potential conditions. Once the buyer is satisfyed we will receive a waiver, fulfilment or an amendment. Once this is done, you have a firm and binding contract/agreement of purchase. Basically you are sold.
10) The Closing: This is when funds and ownership of the home are transfered. This will mostly be taken care of by your real estate lawyer which will walk you through the steps. Once everything is exchanged you will need to make sure you are moved out by 6pm or any other agreed upon time stated in the contract. You will most likely be moving to your new home at this point.
This is a general process, everyones situation is handled with care and with a customized plan so it might not be exactly like this. Just know that i will be available at any point for calls, texts or emails for questions or comments and you should expect an update atleast once a week.
